Jay Z and Beyonce, Messi hold largest real estate portfolio among celebrities

This is according to a November 2025 report on celebrity property investments by cabinet manufacturing company Highland Cabinetry, which analysed residential property holdings of more than 20 celebrities across the world. Beyonce and Jay Z own seven properties worth $500 million (Sh64.4 billion), making them the biggest celebrity investors in real estate. The research analysed real estate portfolios of global celebrities, looking only at homes, mansions, apartments, and estates while excluding commercial assets like hotels or farmland. Portfolio values came from recent financial estimates and documented purchase prices. The study also examined how much of each celebrity's total wealth goes toward property. Beyonce and Jay Z's properties include a Malibu mansion, a Bel Air estate and a Hamptons home. Even with this massive portfolio, real estate makes up just 15.6 per cent of the couple's combined $3.2 billion (Sh416 billion) net worth. The two are closely followed by the Argentine celebrated football player Lionel Messi, with $232 million (Sh30 billion) invested in homes and apartments, with over a third of Lionel Messi's net worth tied to real estate. He also owns seven properties. The soccer star owns homes and apartments in Spain, Argentina, France, and the United States, including properties in Miami and Fort Lauderdale. Unlike the top-ranked couple, Messi has more than a third of his $650 million (Sh85.8 million) net worth sitting in real estate. The Beckhams rank third with five properties worth $150 million (Sh19 billion) in total. Their collection includes residencies in London, the English countryside, Miami and Dubai. These five houses account for 30 per cent of their $500 million (Sh64 billion) combined wealth, a similar percentage to Messi's, showing soccer families tend to put serious money into property. Oprah Winfrey comes fourth. She also holds $150 million (Sh19 billion) in real estate, but across seven properties rather than five. Her estates are scattered throughout Montecito, Hawaii, Colorado, and other US locations. With a net worth of $3.2 billion (Sh414.72 billion), matching Beyonce and Jay Z's fortune, Oprah keeps 4.7 per cent of her wealth in property. At position five is Taylor Swift with eight homes worth $150 million combined. She owns properties across four American States and is regularly mentioned in real estate magazines. Swift invests about 9.4 per cent of her $1.6 billion (Sh206 billion) net worth in housing, just like Rihana, who follows her next in the rankings. "Many celebrities come from niche industries like sports or music where they mastered one skill but didn't necessarily learned how to run businesses. In such a case, real estate is the safest option to invest in," commented a spokesperson of Highland Cabinetry on the study. "Property values usually go up over time, and you don't need a lot of experience to find a good house in a good location. So buying real estate is actually a smart way to protect wealth while figuring out what comes next."
